Beyond Cash: How DAFs and Non-Liquid Assets Can Fuel Transformational Gifts

Donor Advised Funds (DAFs) have become one of the most flexible and powerful tools in modern philanthropy—and they’re often the gateway to far more sophisticated charitable gifts. This presentation will open with a clear, practical overview of how DAFs work and why they matter. From there, attendees will explore one of the most underutilized giving opportunities in the nonprofit sector: charitable gifts of non‑liquid assets, including real estate.

Noncash gifts—especially residential, commercial, and investment real estate—can unlock transformational generosity when fundraisers understand how to identify opportunities and guide donors well. This session will walk through the tax, legal, and strategic considerations of real estate giving; how to navigate challenges such as debt, environmental concerns, and property management; when a charitable gift may be more advantageous than a 1031 exchange; and how corporate structures can support philanthropically minded developers. Through case studies and practical application, attendees will learn how to integrate donors’ philanthropic goals with their financial planning and confidently recommend real‑estate‑based charitable strategies. This 60‑minute presentation includes real‑world examples and concludes with Q&A.

Cancellations must be made by 12PM on the Friday before the meeting. Late cancellations, walk-ins, and no shows will be billed. 

The program will only be offered in-person. Please indicate when registering your meal choice for meal planning purposes. Once a meal choice has been made, it cannot be changed the day of the luncheon.

Speaker Bio

Mike joined The National Christian Foundation (NCF) in 2007 and currently helps people develop in their roles as stewards of the assets God has entrusted to them. His primary focus is offering insight in the best way gifts of non-liquid assets such as real estate, business interests, restricted securities, and personal property can be used to fund giving opportunities. Such gifts usually provide a far greater tax deduction than if the giver had sold the asset themselves and then donated the proceeds to charity.

Mike graduated from Mercer University in Atlanta with a B.A., Mercer University’s Walter F. George School of Law with a J.D and is currently enrolled at the University of Georgia seeking his certificate in Nonprofit Management/Leadership. Prior to joining NCF, Mike served as the director of The Great Commission Foundation of Campus Crusade for Christ. Additionally, he has served in other capacities including roles as director and trustee to other non-profits. He lives in Canton, GA with his wife and youngest son. Mike’s oldest son and his wife live in Cumming, GA. All are active members in their local churches and actively support other ministries.
